How much does a property in Estepona cost?

Dream of owning a property in Estepona, but not sure if you have a budget big enough?

After all, it is Marbella 2.0. The rising star of the Costa del Sol, home to everything you need to enjoy that much-coveted ‘Spanish lifestyle’ – and a pretty beautiful place to boot.

Add in the fact that demand for real estate is ever-increasing, and it’s easy to assume that all properties for sale in Estepona come with a pretty hefty price tag. But that isn’t the case. In reality, most people can find a home in this popular area that ticks all of their boxes, whilst staying within the limits of their budget – however big or small.

Property in Estepona – better value than you might expect

Sitting at the foot of the Sierra Bermeja mountains, Estepona is a privileged location that – in recent years – has benefited from a significant level of investment. So much so, it’s certainly giving its glam neighbours of Marbella and Puerto Banús a run for their money.

The area now combines a myriad of 5* facilities and leisure facilities – including luxury bars, fine dining restaurants, exclusive beach clubs, high-end boutiques, world-class golf courses and more – with a traditional ‘pueblo blanco’ atmosphere, rich culture, beautiful beaches, breathtaking nature and approximately 325 days of sunshine each year.

So it’s little wonder that properties for sale in Estepona are an increasingly popular choice, with prospective expats, holidaymakers and investors alike.

Certainly, many properties in the area are priced at the high end of the scale, which, as you’d expect, are the glittering jewels of Costa del Sol real estate. Typically set on expansive plots of land, with state-of-the-art features and a refined sense of style.

Yet there are plenty of other options available. You certainly don’t need to spend a fortune to reside in this stunning resort. Why? Generally, property prices in Estepona fall below Marbella’s premium level. Whilst property values are rising year-on-year, capital appreciation in Estepona has been slower than in other areas of the Costa del Sol – particularly Marbella. Prices vary greatly depending on the style, size and exact location chosen.

Compared to like-for-like properties in the UK, you can get a lot more for your money. Which means, regardless of how much you’re looking to spend, with the help of a good real estate agency, most people can find a home in Estepona that meets their requirements.

What could you get for your money in Estepona?

Apartments

If you like the idea of a luxury apartment in Estepona, there’s certainly a wide range of options to choose from – varying greatly in terms of size, style, location and, crucially, price. Larger high-end properties and penthouse properties in prime locations can sometimes be valued at several million euros or more. However, it’s also possible to find charming apartments with 1-2 bedrooms in this stunning resort for as little as €100 – 200,000.

Most are set in peaceful beachside spots, although some can also be found tucked into the mountainside or close to the resort’s award-winning golf resorts. These are typically situated within a luxury residential complex, with access to a variety of 5* onsite facilities.

Townhouses

Estepona is home to a fantastic mix of authentically Andalusian and modern new build townhouses. Most of which are situated in gated communities –  some dotted along the coastline, some offering frontline golf access and others nestled into the mountainside.

The biggest and most contemporary houses – typically set on large plots of land or in the best locations – are often priced at around half a million euros, but they’re worth every penny. However, many beautiful 1-3 bedroom houses are also available for a very fair price – typically starting from around €200,000. Meaning most people can find a property in line with their budget.

Villas

Villas in Estepona vary greatly in size, ranging from compact 2-bedroom detached homes to opulent mansions with 10+ bedrooms. As a result, their cost varies greatly too. Unsurprisingly, some do come with a large price tag – particularly beachside properties with a private pool and those offering direct access to championship golf courses. But many smaller, albeit equally impressive villas, can also be snapped up for a very reasonable price.

Whichever option you choose, most tend to be set in an exclusive residential complex, and offer the perfect base to enjoy a laidback lifestyle whilst still being close to the resort centre.
